For over two decades, one man has sat on nearly every side of Oman’s real estate market — builder, valuer, investor, and policymaker. In this episode of Unscripted with Garima, Fahad Al Ismaili breaks down exactly where the smart money is going in Oman real estate right now, what your budget actually buys at every price point, and the one mistake almost every first-time buyer makes.
Fahad founded Tibiaan in 2003 and ran it as CEO for 18 years before stepping back as its Founder, launched GoLands — the PropTech platform reshaping how land is bought and sold in Oman — and currently sits on the board of Izdihar, a real estate investment fund with Bank Muscat. He’s on the board of Omran, Oman’s government tourism and real estate arm, for a second term, years after his first. - Zero inheritance tax. Zero capital gains tax. 100% ownership.
That’s how Fahad Al Ismaili describes freehold property in Oman on Unscripted with Garima.
Here’s what he says expats and investors need to know before buying:
- Integrated Tourism Complexes (ITCs) come with a catch: developers have to build hotel rooms alongside the homes, which is why hotels keep appearing inside these communities.
- Pure freehold projects have no tourism quota, and you can sell to non-Omanis whether they live here or not.
- Leasehold and usufruct used to be common, but new projects are moving away from them, so always ask which one you’re actually buying.
Send this to someone who’s been thinking about buying in Oman.

The route it travelled is not the Silk Road.

- Salalah is set to unveil a major new tourism landmark, with the Salalah Eye observation wheel scheduled to officially open on August 15, 2026, at Al Haffa Beach during the peak of the Khareef season.
Standing 55 metres above the Arabian Sea, the attraction will become Oman's tallest observation wheel. It features 30 fully enclosed, air-conditioned cabins, each accommodating up to six passengers and offering 360-degree panoramic views of the coastline, mountains and the lush landscapes that define Dhofar's Khareef season.
A complete ride is expected to last between eight and 12 minutes.
The project is being positioned as a signature attraction for Salalah, complementing the city's expanding tourism offerings and supporting efforts to establish Dhofar as a year-round destination.
Located near the New Haffa Souq, the observation wheel is being developed in cooperation with the Ministry of Heritage and Tourism and Dhofar Municipality.

- His first salary at Times of Oman was a driving permit his father didn't know he had.
At 16, Mohammed Al Zadjali was too young for a licence.
But his father needed someone to circulate the paper.
So a deal was made.
What nobody tells you is what was happening at the same time.
His father was paying two pounds per copy — out of his own pocket — to distribute Times of Oman on the streets of London.
Losing money. Every single time. On purpose.
Because the goal was never profit.
The goal was making sure the world could find Oman on a map.
Garima Bhandari sits down with the Chairman of Muscat Media Group to unpack the vision behind one of the Gulf's most enduring media stories. Full episode on the Times of Oman YouTube channel — link in bio.

Mohammed Al Zadjali, Chairman of Muscat Media Group, explains on Unscripted with Garima, why columns get screened, articles get pulled, and writers get told no — not because of pressure, but because of principle.
When the world needs a neutral room to negotiate in, they think of Oman.
Every single time.
